Rental Application Requirements

Please review the requirements, process details, and lease terms below before starting your application.

Application Requirements

  • Combined household monthly net income must be at least 2x the rent amount.
  • Verification of employment and housing history.
  • A detailed credit report check and review, with a minimum credit score of 550.
  • A criminal background check and review.
  • All occupants over 18 years old must apply and meet the application requirements.
  • Applications won't be processed until every applicant has filled out, e-signed, and paid for their application.
  • Closing the application or your browser will erase your progress and you'll need to start over. For your security, unsaved application data can't be recovered.

Approval & Move-In Process

  • The application process takes about 2–4 business days.
  • If multiple applications are submitted for the same property, we'll review all of them and select the most qualified applicant(s) based on a combination of factors, including:
    • Income
    • Credit history
    • Rental history
  • The security deposit and signed lease are due within 2 business days of approval.
  • $250.00 of the security deposit is non-refundable.
  • If you move in during the last 10 days of a month, you'll pay the prorated rent for the current month plus the full next month's rent at move-in.
  • Your move-in date must be within 2 weeks of approval.
  • A one-time lease-processing fee of $250.00 is due at move-in.

Lease Terms & Monthly Fees

  • $55.00 monthly pet fee, per pet (no pet deposit)
  • $50.00 monthly admin fee
  • $25.00 monthly AC filter fee
  • No rental tax!
